I.     CALL TO ORDER

 

II.    APPROVAL OF MINUTES OF JULY 21 & AUG. 18, 2004

 

III.    OLD BUSINESS [NONE]

 

IV.   NEW BUSINESS

 

       1. CU04-0816: David Emmett requests a conditional use to    

       allow a 900 sq. ft. accessory building in R-1 (70db) at 12510

       W. Sunnyside Dr. in Grande Mirage.

 

       2. ZT04-0818: Proposal to amend the Zoning Ordinance to

       allow churches and schools as conditional uses in B-1, B-2,

       & B-3 districts (possible noise zones).

 

       3. SP04-0826: Mike Munninger of Architectural Alliance,

       agent for Ernst Family Trust, requests site plan approval for

       Grand Auto Center (auto parts, used car lot, & RV dealer) at

       12555 NW Grand Ave. (SWC of Greenway & Grand Ave.).

 

       4. SP04-0827: Geovanni Villalta of McGuire Construction,  

       Agent for McGuire McClanahan Clayton LLC, requests 

       revised site plan approval on Building 3 of Clayton Ind. Park

       at 8376 N. El Mirage Rd. (SWC of Butler & El Mirage Rd.).

 

       5. Discussion/Direction on amending the Zoning Ordinance    

       to require notification signs on property for zoning requests.

 

V.  CALL TO THE  PUBLIC ON NON-AGENDA ITEMS

       Items under this portion of the agenda cannot be discussed or acted on   

        by the Commission until provisions of Open Meeting Law are met.

       MEMBERS OF PLANNING AND ZONING COMMISSION

       The Commission may not discuss or act upon any matter in the summary

        unless the specific matter is properly noticed for legal action.

 

VIII. EXECUTIVE SESSION

The Commission may adjourn into executive session to receive legal advice on topics listed on the agenda.  [A.R.S. §38-431.03.A.3.]
